When it comes to comparing the base price of a new home, it can be challenging to understand why there is such a big difference between builders. Every builder has a unique set of inclusions and it’s easy to underestimate how these differences impact cost - which is something that's often only fully realised once you get to contract stage.
Unfortunately, the reality is, a lower base price doesn’t always mean you will have a home finished the way you would like it to be. In fact, in some cases, achieving a minimum acceptable standard will require unexpected upgrades. That’s why, understanding what’s included, and the difference between Thomas Archer and other builders is important.
Looking beyond the advertised price, understanding this will increase before you get to your final contract price, and by starting with a clear picture of your end goal in mind, will help you evaluate builders and the standard of inclusions from the start.
Base pricing covers the design and physical construction of your home. Typically, this also includes a base level of inclusions such as basic exterior features, flooring, tiling to wet areas, and kitchen benchtops amongst other things. However, there is a big difference in the level and quality of inclusions between builders with features you think are included such as timber flooring, overhead cupboards, premium finishes to facades and benchtops in spaces like the laundry are often not considered at all. Additionally, a base price does not include site costs and regulatory charges, demolition and a few other pre-start requirements.
